Inspection Types

Pre-Purchase

  • If you’re interested in buying a home, a pre-purchase inspection will help you make the most informed decision. I will test all the key components of the house, including doors, rooftop materials, air-conditioning and heating systems, to verify they were installed properly and continue to function well. After a careful review of roughly 400 items, I will make detailed notes and prepare a written summary of my findings for your review.

Pre-Sale

  • A Listing inspection is a key step for anyone selling a home. Even if you’ve lived in your home for decades, you’ll want to know every nook and cranny before you sell. After all, it might look great but have serious technical or safety problems, and buyers sometimes cancel when they discover a home’s “functional condition.” I’ll help you identify what needs repairing before you go to market. In my experience this generally results in a higher sale price.

New Construction

  • If you’re building a home, the all-important “final walk through” by an inspector is the icing on the cake, the moment your dreams come true. So, before you celebrate, I’ll help you ensure that your newly-built home is in good shape, with the utilities (gas, water and electric) all turned on and working correctly. Every detail is key, and it’s my job to make sure any last-minute items are completed.
